You’d think an architecturally striking, hexagon-shaped, courtyard home with tonnes of natural light and amazing ocean and mountain views, in a very desirable area, would be snapped up.
But this four-bedroom Modernist house in Vancouver’s UBC neighbourhood has been on and off the market since fall 2017, and has just been relisted at $15.9 million, $3 million lower than the 2017 price.
However, that’s still the highest-priced new detached home listing in Vancouver of the past week, and the week’s second-priciest new listing in the Lower Mainland (after this West Vancouver oceanfront house).
The “House of Light” is a hexagonal home designed by architect Ian Davidson and built around a covered courtyard atrium with floor-to-ceiling windows. It has four bedrooms, four bathrooms and 4,535 square feet of internal living space with bags of Mid-Century Modern style (along with some cosmetic updates needed, and some challenging angles).
It also sits on a 30,000-square-foot lot with mature gardens and a flowering meadow, on the prestigious UBC street of Newton Wynd, with incredible vistas of the Howe Sound and Coastal Mountain range.
The property was assessed at $12,086,000 in July 2018, which is more than $2 million less than the $14,261,000 of the previous year. Despite the architecturally noteworthy home, a full $11,927,000 of the latest figure is attributed to land value, with the building valued at just $159,000.
Property taxes for the home in 2018 were $30,638.19.
