The City of Vancouver (CoV) has proposed a new residential development near Science World with 780 rental units.
The city's Vancouver Housing Development Office has released plans for the development in two residential towers as part of a rezoning application.
The proposed development is located on the land currently occupied by a surface-level parking lot next to the McDonald's near Science World; that land is owned by the city.
"The proposed development at Main and Terminal is a high-density, mixed-use residential project designed to activate the streetscape and contribute to a growing, transit-oriented neighbourhood," reads the rezoning application.
All 780 units would be city-owned market rental units.
The new project follows a policy approved in 2024 to allow CoV-owned lots to be redeveloped into housing.
"Up to five City-owned sites, including the Main and Terminal site, will be developed under this policy, with revenues directed toward infrastructure renewal, community amenities, and affordable housing initiatives, including co-op and social housing redevelopment," reads the rezoning application.
The development would feature a six-storey podium with retail space at street level. Above the podium, there would be two towers; one would be 25 storeys and the other 42 storeys. On top of the podium, there would be a courtyard and urban agriculture.
The rezoning is currently open to public comments.
