A busy Vancouver intersection could look quite different in a few years.
A 24-storey tower with 201 rental units and retail at street level is being proposed for the property at 701 Kingsway, at the bustling roadway's intersection with Fraser Street.
Currently, there's a strip mall and small parking lot at the site, with shops and casual restaurants like Straight Outta Brooklyn Pizza, Sal y Limon's original taco shop, Alenka foods, and a Ba Le Deli and Bakery.
In a proposal sent to the City of Vancouver, developers Qualex-Landmark and RWA Group Architecture pitch a tower stretching about 80 m above street level.
"The proposal is...designed to be responsive to the unique characteristics of the site, location, and neighbourhood," state the proponents in the proposal.
On the residential side of things, the new tower would have 62 studio units, 68 one-bedroom units, 51 two-bedroom units, and 20 three-bedroom units. Several amenities for residents are included in the design, including several communal balconies, a rooftop garden, and a "'harvest' dining table" that could seat large groups.
A car elevator is also part of the redevelopment design.
On the commercial side of things, retail and restaurant space is included in the design, though what exactly may go in those spaces isn't set. A new public space is also included in the design at the base of the tower.
While the tower would cover part of the property, a two-storey pavilion would be included along Kingsway with commercial and retail space.
