A new 130-unit residential development has been proposed for Vancouver's South Cambie neighbourhood.
Located just south of Cambie Village and north of Queen Elizabeth Park, the new development would add a residential strata to the neighbourhood along with new commercial space at street level. The units will be a mix of mostly one- and two-bedrooms, with 16 three-bedroom units.
"Given that this development comprises an entire block, efforts have been made to break it up into a number of individual elements coming together to form a cohesive and harmonious composition," reads an application from the developers published by the City of Vancouver.
The developers, Aria Pacific, cite the nearby SkyTrain station as a factor for the increased density.
"Currently, station sites along the [Cambie] corridor, including the nearby King Edward Skytrain Station, are underdeveloped compared to the surrounding neighbourhoods," reads the application.
The land is occupied by four single-family houses built in the 1940s, from 506 27th Ave. to 4387 Cambie St. The new development's address will be 4333 Cambie St.
The same developer had a proposal for the site directly north of the newly proposed development approved in 2023. That project includes 60 residential units.
Both are part of a series of new developments underway for Cambie Street between Queen Elizabeth Park and King Edward Avenue. Several have been built over the last decade, like the complex along the 4500 block of Cambie, at 4427 Cambie St. and across the road at 4462 Cambie St.
More are on the way, with applications approved for 486 West 26th Ave. (at the intersection with Cambie), 590 West 29th Ave. (behind 4500 Cambie), 4362 Cambie St., and 485 W 28th Ave.
The 4333 Cambie St. is now in the rezoning application queue.
