Off-grid Metro Vancouver home with ocean view selling for under $900,000

Looking for island life close to the city?

There's currently a house on the real estate market in Metro Vancouver with ocean views selling for under $900,000.

While that sounds unlikely given the current housing market, there is a reason for the low cost.

It's on Passage Island.

One would be forgiven for not recognizing the name of the island, as it's about 33.4 acres of tree-covered rock sticking out of the entrance to Howe Sound between West Vancouver and Bowen Island.

Given its location, the island is part of both the Metro Vancouver Regional District and the Islands Trust. It's only about 15 km from the city's downtown core (about the same distance as Deep Cove).

And on the island's highest point sits a little house.

That little house just hit the market, selling for $898,000.

The off-the-grid home is only about 1,370 square feet, with two bedrooms and two bathrooms, but it also has five decks.

It also has a solar power system, its own water pumps, and a fireplace.

The house sits on a .33 acre property on the island, which has no public services or even a proper road. Located on a cliffside, the house doesn't have a dock, though there is public land to pull ashore to get to the property.
